“Lot” means a parcel of land occupied or to be occupied by a use, building or unit group of buildings and accessory buildings, together with such yards, open spaces, lot width and lot area as are required by this title, and having frontage upon a street (other than an alley) or a private easement determined by the advisory agency to be adequate for purposes of access.
